Why You Should Buy Now!!

Home inventory is exceptionally high.  That means that there is a large selection of homes to choose from.  If you are looking for something in particular, you have a good chance of finding it.  Regardless of your price range or desired features, you can find what you are looking for.  Your options are wide open.  With selection being so high, you are more likely to find a home in the area that you desire.  Homes are not selling as fast as they were a couple of years ago.  At one time a home would no sooner be placed on the market and it was sold.  Now you have homes that have been on the market for quite some time and that will allow you to find the right home at the right price in your desired area. 

We are in a buyers market.  A couple of years ago you could have easily found yourself in a bidding war for the home you wanted and it only served to benefit the sellers.  Today, with inventory being so high, you are not competing to buy one of the few homes that are left in the area. 

Because of the state of the market, there are fewer investors out there trying to swoop in and catch those great deals before anyone else does.  There are many deals out there and you can still pick one up before there is a change in the market and the investors return.

Should I use a real estate broker? How do I find one?

Answer: Using a real estate broker is a very good idea. All the details involved in home buying, particularly the financial ones, can be mind-boggling. A good real estate professional can guide you through the entire process and make the experience much easier. A real estate broker will be well-acquainted with all the important things you'll want to know about a neighborhood you may be considering...the quality of schools, the number of children in the area, the safety of the neighborhood, traffic volume, and more. He or she will help you figure the price range you can afford and search the classified ads and multiple listing services for homes you'll want to see. With immediate access to homes as soon as they're put on the market, the broker can save you hours of wasted driving-around time. When it's time to make an offer on a home, the broker can point out ways to structure your deal to save you money. He or she will explain the advantages and disadvantages of different types of mortgages, guide you through the paperwork, and be there to hold your hand and answer last-minute questions when you sign the final papers at closing. And you don't have to pay the broker anything! The payment comes from the home seller - not from the buyer.

5 Things to help you sell your home.

  1. Prepare yourself to sell your house.
Do your best to see the house, no longer as your home, but as a product to be marketed.
This takes some work, especially if you have been in the home for a number of years and
have many memories there, but it is necessary if you want to maximize your potential.

2. Consider a professional whole house inspection.
An inspection will most likely uncover any major defects before they can cause trouble
with a potential buyer. It also is a signal to buyers that you are a responsible seller.

3. Prepare the house.
Stand back and look at your house as objectively as possible. Would you buy this home?
Ask friends and neighbors to do the same, asking them to be totally honest. Overlooking
flaws could cost you money! Get them fixed before you put the house on the market.

4. Do what is necessary to make your house stand out from the competition. Make certain
that your house is fresher, cleaner, and better maintained. Familiarize yourself with
effective marketing and advertising techniques.

5. Remove most of the "imprint" that you have made on the house.
Having a few family pictures around is fine, but if your house is a "shrine" to your
family--walls full of personal pictures--you should take some steps to depersonalize it.
Buyers must be able to envision themselves in the house, which is nearly impossible if
everywhere they turn they stare at you!
